房市轉熱！4月購屋貸款餘額月增132億元 創歷史新高

台灣央行今(27)日公布4月購置住宅貸款餘額達5兆4295億元，較上月大增132.18億元，創歷史新高，建築貸款餘額1兆4539億元，也較上月同步增加29.39億元，主因為房市回溫，且房市推案也大增吸引看屋人潮，再加上實價登錄衝擊式微，房市已逐步升溫中。

儘管4月購置住宅貸款年增率3.08%，較3月的年增率3.15%微減0.07個百分點，不過建築貸款月增0.2%，年增率也達3.48%，較3月的年增率3.33%高出0.15個百分點，已呈連2增態勢。

房仲業者指出，房地產市場的觀望氣氛轉淡，尤其奢侈稅將屆滿2年，賣屋態度開始轉趨積極，且許多買家也開始打算進場買房，房市可能將更趨熱絡。

另一方面，在消費者信心逐漸回升之下，車市也可嗅出買氣轉強，4月汽車貸款餘額903.33億元，較上月增加10.08億元，月增1.13%、年增18.82%。
